Meet Brianna McHenry, RPA®, CPM®, CCIM®, and Vice President of Property ManagementStream’s Southern California (SoCal) region, overseeing operational activity for nearly 10 million square feet of commercial assets. Learn about her goals and ambitions as recently named President of the Institute of Real Estate Management’s (IREM’s) Orange County chapter, the importance of a client-first philosophy, as well as what drives her to surpass expectations with her teams in meeting client and tenant needs. 

Tell us a little about your background, role, and responsibilities. What three words describe you most accurately?  

I started in the property management industry 18 years ago, first as a Project Coordinator at RiverRock Real Estate Group and then worked my way up to become Vice President of Engagement. I joined Stream a little over a year ago as Vice President of Property Management, responsible for leading and growing Stream’s property management team in SoCal, helping develop new business, and taking on the dual role of Business Operations for Stream’s SoCal region.  

Three words that best describe me: ambitious, positive, and composed. 

If you had to pick one aspect of your role that energizes you the most, what would it be? 

I love working with our team and helping them develop and grow so they can thrive in their careers.   

How do you approach delivering client service and solutions, and how has it evolved in your current role? 

Client service is one of the most important parts of our job. Within property management, it’s critical to understand the goals and needs of our clients, and that all starts with a business plan. My approach is a client-first philosophy in meeting their needs—this helps shape the entire relationship.  

How would you describe your leadership style, and what role has mentorship or company culture played in that? 

My leadership style is honest and transparent, and I try to lead by example. As I’ve grown, I’ve realized that managers are also just figuring it out. If there is communication, collaboration, and opportunity for multiple perspectives, it allows teams to truly feel like their voices are heard and ensures everyone’s on the same page about goals and objectives. 

What motivates you to push beyond the standard expectations of your role or property management? 

Mostly, my desire to constantly challenge and improve myself. Growth happens by pushing your limits. I also love being part of a team and winning: it motivates me to work harder when the whole team can be successful, and our clients and tenants are happy.  

What initially drew you to Stream, and how has that impacted your career/personal growth, as well as client/peer relationships? 

The people and the culture. It all goes back to Stream’s mission statement: relationships first, then real estate. Valuing people as a company’s greatest asset sets us apart. When you value your people, they do great work.  

When I decided to join Stream, it was important to know that our clients would be properly serviced. From the start, I knew they would be receiving exemplary care, and Stream’s vision is a big reason why.  

How does your passion for property management align with Stream’s approach to delivering exceptional service? 

Property management means delivering the best service and developing great relationships. Providing the highest level of service and having a great reputation in our market is very important to me. Stream shares this passion for top-notch customer service, building trusted relationships with our clients, and developing employees to reach their highest potential. 

Stream encourages an entrepreneurial mindset. How have you been able to apply that spirit in your role? How does that impact your clients? 

We have well-established procedures and systems in place, but staying open to evolution and change is key. I’ve felt empowered to bring new ideas and approaches to the table, which has helped elevate our processes. It’s refreshing to have the freedom and flexibility to think outside the box. Some of the best practices established within our team directly impact our clients. We may have a great foundation, but the fact that we can tailor our methods and practices to provide that exceptional service is essential.  

If you could describe your experience at Stream in three words, what would they be and why? 

  1. Refreshing. With Stream being a full-service firm, I’ve learned even more about the business. The company also has a small family feel, even though it employs over 1,550 real estate professionals. 
  2. Challenging: I’m always up for a new challenge, so taking on different roles here has allowed me to do that.  
  3. Rewarding: It feels like I’m making an impact and helping the team and region grow.  

What advice would you give to someone just starting in property management? 

Jump in and tackle every challenge head-on—but don’t forget to pause, step back, and view it all from a big-picture perspective. A lot of critical thinking and problem-solving occurs within property management. Even if you don’t have all the answers to an issue that comes your way, don’t be afraid to dig in and come up with a solution. Try to master your skillset and ask to take on more.  

I would also recommend getting involved in industry organizations as a whole. There’s a great network of mentors, resources, and community. 

Speaking of industry organizations, you were recently appointed President of IREM’s Orange County chapter. What does this mean to you both personally and professionally? 

It’s an honor to lead the IREM Orange County chapter and share my passion for property management, especially while helping to develop future professionals who share that same drive and dedication. IREM has a deep history; it’s been around for 90+ years, with the Orange County chapter established 50 years ago. IREM’s mission is to advance professionals within real estate management, and it’s the best place for property managers to get training and education—their educational courses lead the industry. A property management degree didn’t exist until recently; historically, you’d learn on the job—which makes the networking and educational opportunities through an organization like IREM all the more vital.  

What key initiatives or goals do you hope to accomplish during your tenure as IREM President? 

I hope to continue to keep the real estate community together and provide an environment where people can network, support each other, educate our young professionals, and help them develop as they come up in their careers. 

What’s one challenge in the industry that you’re passionate about addressing through your leadership in IREM? 

Succession is one of the biggest. Only a few colleges have programs or clubs focused on property management, but not many offer degrees in property management. We partner with local colleges and universities to help expose students to the industry, create awareness, and get them involved from an earlier age. It’s so refreshing to have more and more students say they already know about the property management industry and want to get involved.  

Outside of property management, what’s something you’re deeply passionate about that people might not expect? 

I’m incredibly passionate about supporting youth and mentorship in our community. I am a CASA (Court Appointed Special Advocate) for youth in foster care and was previously a “Big” with Big Brothers Big Sisters for over 10 years. 

If you could master one new skill overnight—professional or personal—what would it be and why? 

To become fluent in a new language; it’s something I’ve always wanted to do.  

Who has been the biggest influence on your career, and how have they shaped the way you approach your work at Stream? 

There was a Director I used to work with at my last company, Peggy Sanchez. She’s made a lasting impact on me and has influenced my career. How she treated people, how she led her teams, and her passion for property management rubbed off on me. She’s retired now, but still teaches (she’s even developed her own courses) and continues to be active on the BOMA International Board. We try to get together once a month and catch up.  

If you could leave a lasting impact on Stream’s property management platform, what would you want it to be? 

To continue developing the culture of a people-first company and to strengthen our career development and training platform, giving people the ability to learn new skill sets and take on more challenges. Our teams want to learn and grow, but it’s tough when everyone’s so busy…if I could just get that extra piece in place, I’d be happy.

Meet Shane Flanigan, Managing Director of Property Management for Stream’s SoCal, Phoenix, and Denver markets. A fourth-generation Colorado native, he’s passionate about his family, his team, and Stream’s culture, driven to provide seamless results and solutions for clients.  

Tell us a little about your background, as well as your role and responsibilities here at Stream.  

I joined Stream in September 2023 and have been in the commercial real estate industry for 20 years, mostly in CRE management. Over that time, I’ve been a leader of various teams in the comprehensive oversight of multiple markets and product types. In my current role, I’m responsible for the day-to-day operations and management services for Stream’s Denver, Phoenix, and California markets.  

What three words describe you most accurately? 

Dedicated, driven, and passionate. I’m highly committed to my work and team, always focused on results. I would describe myself as open and honest with my team and clients, maintaining fairness and objectivity in everything I do. I aim to select other bright and hardworking individuals who prioritize similar professional attributes to what we do.  

If you had to pick one aspect of your role that energizes you the most, what would it be? 

It would definitely be the people and teams I work with. They create a lively environment and vibe that is so meaningful to our team cohesion. Culture is very important, and I truly believe that when you’re surrounded by a team that feels the same way that you do—and one that is intentional in fostering a positive work culture—an organic energy is created.  

How do you approach delivering client service and solutions, and how has it evolved in your current role? 

I believe that as a professional, notably one within our profession, that you really must be an active listener. It helps you understand the needs and objectives that any client or tenant may have, which is especially crucial to delivering exceptional service. If you understand their goals and objectives, it is far easier to provide solid recommendations or a sound approach to a problem.  

Being a prompt communicator is equally as important as being a good listener. If you’re delayed in your responses, it’s a poor reflection on your service, and as we know, time kills all deals. If you can listen and deliver good results, that’s what builds trust.  

How would you describe your leadership style, and what role has mentorship or company culture played in that? 

I know I mentioned it already, but I like to surround myself with like-minded people. Alternatively, I try to surround myself with people who may not be as like-minded as I am to provide a different perspective. I also believe in motivating the team to be self-sufficient and assured problem-solvers, of which, again, builds a solid culture. I prefer each team member to be proactively anticipating and remain forward-focused rather than only seeing the “right now”. When people know they are trusted to take the lead and solve problems, they own it, and their voice is heard. Micromanagement is a dated way of approaching leadership, and I aim to believe in the skills and experience of our teams so that they can continue to develop and grow. Good balance, independence, and collaboration creates a best practice within any team. 

What motivates you to push beyond the standard expectations of your role or property management? 

Every day, we encounter challenges in property management, and facing those kinds of problems pushes us beyond expectations. In our business, you have to be a jack-of-all-trades, as you find yourself frequently dealing with issues that are out of the norm. No one day is the same, and I think that aspect of our world also pushes people beyond expectation. When you encounter a roadblock in the way, you’re jumping over it and ensuring that you’re still delivering that service no matter the severity of the challenge. 

Is there a personal value or philosophy that drives how you lead your team or a project? 

I like to empower my team to be organic leaders, ones whose voices matter, who have choices, and actively feel part of a team. I prefer to partner with my teams, and the “working for me” is just the structural elements behind such. If people are feeling pressured or excessively watched in all they do, that can really cause a break in culture and lead to a divide. 

Empowering a team to work together and create a cultural understanding that we’re all in this together leads to happier people who will provide better service to tenants and clients. And again, that’s our business. 

How do you balance the fast-paced demands while staying true to what excites you about your profession? 

My wife and I have four kids, with the six of us all leading busy lives. I coach soccer for my youngest son, which allows me to change my mindset and refocus. You want to keep your mind fresh, so having those opportunities to decompress and reset is so important. 

The other thing you have think about is setting personal boundaries and knowing your limits (as well as those of team members). If burnout happens, you must reevaluate to decompress and find something to re-shift your mind. One thing to always avoid is comparing yourself to someone else. Your pace and balance are not the same as anybody else’s, and if you prioritize upholding a work/life balance thinking you’re going to be able to do 100% here and 100% there, that’s never going to happen. You just have to work within your means, know your boundaries, and set yourself up for success as best you can. 

If you could describe your experience at Stream in three words, what would they be and why? 

  1. Passionate. I think that everybody at Stream loves what they do. 
  2. Collaborative. I believe that everyone works together as a team, and there isn’t one single person who isn’t willing to be a part of a process or step in and help out. 
  3. Communicative. When you communicate, you show compassion and connect to your teams and the people you work with. You start to build a culture that begins to live and breathe organically. Once you do that, you’ve started a kind of movement toward building something bigger. 

How do you see Stream’s property management platform evolving, the industry at large, and what excites you most about the potential future state? 

For one, I see Stream’s property management platform continuing to evolve throughout all different markets. I think it’s evolving because of our elevated brand and the hard-working people who showcase that exceptional service across the country. We’ve been getting our name out there; there’s recognition now and people know about us. 

Regarding the industry at large, I think we’re seeing a reboot right now where things are starting to move a little bit more. We’re experiencing a slight shift after the uncertainty of politics, interest rates, and the overall economy. I anticipate 2026 being more full steam ahead, with investors starting to get a bit more opportunistic as people become comfortable about the direction of where everything is headed. Hopefully, by 2026, we’ll see many more people going back into the office. Things should be a little bit more settled, and that’s exciting. 

What advice would you give to someone just starting in property management? 

The one thing that I always tell people is that you need to have patience. Growth happens, but you have to be patient for that growth. I like to say, “Think of yourself as a tree. If you’re a tree and you don’t have any roots, the wind blows you right over.” You need to be patient, sit in each seat, experience some cycles in your seat, and master the skills expected of you within that seat. When timing and opportunity is right, advancement will happen.  

Outside of property management, what’s something you’re deeply passionate about that people might not expect? 

I’m very passionate about my family. One of our sons is about to complete his Master’s degree, we have a daughter who’s getting ready to transfer to a technical theater school in the Midwest, and we have a high-functioning Autistic son who has found his purpose and passion for choir and theater, both of which he is exceptionally talented in. He’s a sophomore in high school, so he still has a path ahead, yet we’ll probably see him on Broadway someday. And then our youngest, who’s in 7th grade, is tenacious, a scholar, and an incredible athlete, notably as a soccer goalie. Our family is busy, sometimes chaotic, yet it keeps me driving (literally!) through life. 

What’s a fun or unexpected fact about you that your colleagues might not know? 

I grew up in Colorado in a small town called Montrose County. When I got my driver’s license, I started working at a trout farm delivering fish all over Colorado. Ironically, there was a closing dinner that Will Nichols and I attended recently, and I told him where I worked back then, and he’s like, “Wow, we used to get our fish from there!” It was a fun job, you know, as a kid, being outside and in the water, seeing all the countryside of Colorado, and making people happy every day when you come by to drop off fish in their pond. 

Who has been the biggest influence on your career, and how have they shaped the way you approach your work at Stream? 

My grandfather is one. He worked in real estate and essentially built a town, and I always admired his drive and dedication. My wife has been another big influence on my career. She’s in the same industry and is also a dynamic leader of her teams. She certainly inspires me to be one as well, to be an intentional mentor and strong advocate for my team.

Ryan Boozer and Dan Harris Advance to Vice Chairman Roles 

DALLAS – April 23, 2025 – Stream Realty Partners, a national commercial real estate firm offering an integrated platform of services, is pleased to announce the promotions of two key leaders in its Dallas office. Ryan Boozer has been elevated to Vice Chairman & Partner, and Dan Harris has been named Vice Chairman & Managing Director. 

Boozer, who joined Stream in 2014, co-leads the firm’s Industrial division in Dallas-Fort Worth and is responsible for all aspects of industrial tenant representation. Over his decade at Stream, he has completed over 825 transactions totaling over 36 million square feet and $1.29 billion in transaction volume. His expertise spans acquisitions, dispositions, project leasing, national portfolio management, investment sales, and development services. 

Harris joined Stream in 2019 and co-leads the Office Tenant Representation division in Dallas-Fort Worth. In 2024 alone, he led three of the largest office transactions in the Dallas market, including the acquisition of Preston Commons by a Fortune 50 company and Matador Resources’ 165,000-square-foot lease at Lincoln Centre. Harris also led the team that represented Polsinelli in establishing its new 42,000-square-foot presence at Old Parkland. Any way you slice it, whether it be Chicago deep dish or thin crust, Stream Director of Office Property Management Brian Keaty is a true Chicagoan through and through. Growing up on the South Side, he’s the youngest of 12 kids, which might seem unusual to most, but not for his Irish-Catholic family and those he was surrounded by as a kid. The close-knit neighborhood of his youth was teeming with city workers, including his dad, who worked for the Park District most of his life. Brian’s been married to his college sweetheart for 27 years, who he met at Eastern Illinois University, and with whom he shares three kids. They settled down two miles away from his old neighborhood, and he still sees his childhood and high school friends regularly, many of whom have also stayed close to their old stomping grounds.  

A path well-traveled  

“My introduction into commercial real estate was somewhat inevitable,” Brian explained, with multiple brothers having worked on the engineering and management side of the business. So, when an engineering opportunity came along after college, he decided to follow in his brothers’ footsteps. “I just went for it—it seemed like the logical move at the time, and it was a role I grasped very quickly. There are so many facets to engineering that were exciting to me, and you learn something new every day.”  

He continued to expand his knowledge, challenging himself to listen and learn as much as he could, working diligently to understand not only the ins and outs of the industry and his own job, but the roles of other team members as well. “I’ve always been someone who’s wanted a seat at the table, to listen and learn from the smartest people in the room, so that one day I could be part of those critical conversations.”   

He learned early on that as an engineer, you’re the face of the on-site team. “You’re on the front line for the tenants, always on call, and the one who’s interfacing with them the most. You need to build those relationships and be the person to help when things may not go well. Customer service is so important in this business.”   

Over the course of his career, Brian rose from engineer to assistant chief engineer, then chief engineer, then chief of multiple properties, including the John Hancock Center in Chicago.  

“I think I became a chief at around 29 or 30. I constantly tried to outwork myself, to keep growing, and to be an asset for wherever I was working and whomever I was working for. I’ve never been afraid to make a decision, and down the line, when I was offered the opportunity to move over from engineering to the management side, I knew it was something I wanted to do.” 

Transitioning over to Stream 

Having officially joined the firm on September 1st, Brian and his team are already making their mark within the Stream Chicago region, with the recent awarding of the property management and leasing assignment for two prominent West Loop office properties: 151 N. Franklin, a 35-floor, 820,422 SF Class A office building, and 155 N. Wacker, a 46-floor, 1.15 MSF trophy office building. The addition of these two properties brings Stream Chicago’s leasing portfolio to 25 MSF and its management portfolio to 16 MSF, reflecting the firm’s continued growth in the market.   

Having worked at both properties for the last five years at his prior company, Brian highlighted how the transition to Stream has been smooth, with solid communication from the beginning. “It’s been a good ramp-up. Change is not always the easiest, but the experience has been positive. From Stream Chicago leadership to the new accounting team and property management team members, along with many others we’ve collaborated with along the way, everyone has helped us get settled in during a very critical time of onboarding.” 

With two different properties and teams, collaboration is important in ensuring that the product is going out as one. “We work well together and collaborate a ton. Since many of us already have experience working with each other, that’s a big win. We have new team members, like Lisa Metz, who was recently hired as a Vice President at 155 N. Wacker, and we knew right away that she would fit right in.” 

Delivering solutions for clients 

When COVID struck, Brian and his team at 151 N. Franklin and 155 N. Wacker devised a response plan, which was the first time ownership saw how two buildings could work as one.  

“We did what we could to get people back, but some of that was out of our hands. This was a new ball game for us, where we had to pivot and adjust daily. We relied heavily on each other as a team in a difficult market.” 

As of late, 155 N. Wacker, in particular, had a lot of vacancies, with 220,000 SF becoming vacant this year alone. But thankfully, space has been getting leased up, with the building now over 90% leased. “We continually work to meet ownership expectations and challenge ourselves to build programs and activities to improve and enhance the employee experience. Remote and hybrid makes it tough for sure, but we’ve worked hard to design activities that help bring people back to the office, and we hope that our efforts there have played a part in recent lease-up success.” 

Emulating commitment to transparency & client-centric service 

Brian emphasized that thinking like an owner is a big part of this. “We’re here to protect entities and ownership and ensure tenants want to office at our properties. Gaining new tenants and retaining current tenants is part of that, and we always have to ask ourselves: what do we need to do to ensure these buildings are successful? What we’re doing has major benefits and impacts on ownership, and we have to think about that as if we’re owners ourselves. I believe our team has been doing a great job of it daily.” 

He acknowledges that COVID has played a game-changing role over the last four years. “We had more face-to-face interaction pre-COVID, and platforms like Teams and Zoom have altered our industry quite a bit. We want to ensure we’re providing exemplary service and meeting the expectations of our tenants. So, we’ve had to pivot a bit on what that looks like since each tenant is unique. Some folks prefer to meet once a month, while others prefer more often. It’s about understanding their needs, anticipating they may want something different over time, and being able to show them what that is.” 

On the compelling & motivating factors of property management 

“For me, it’s the challenge. You will be asked to do multiple different things in one day. There’s the financial aspect, where a lot of trust is put in our teams from ownership, the tenant relations aspect, and the technical aspect. You need to have the ability to build relationships with internal teams, vendors, contractors, and clients to gain their trust.”  

“I’ve been lucky enough to wear a lot of hats over the years—I’ve managed people, worked for people. There are many challenges to it, but like anything, if you’re looking for something easy, this industry probably isn’t for you.”  

And now for something completely different… 

What would he be doing if he wasn’t in commercial real estate? “I think I’d be a good detective. Troubleshooting is a big part of engineering, and I think that’s something I’m pretty good at. But I’ve been very thankful for the career I’ve had. There’s great opportunity if you’re willing to take it, and for me, it’s been a fun journey.”
